Straight answers on the representation process when buying or selling in San Diego
The team, the brokerage, and how we work
Clinton Selfridge and Candace Barry, directly. Every call, every tour, every negotiation. We are a two-agent team by design.
We operate under the Pacific Sotheby's International Realty umbrella, which means you get the global marketing reach, referral network, and luxury positioning of Sotheby's, paired with the focused, hands-on service of a boutique team. It's the combination most clients tell us they were looking for and couldn't find anywhere else.
Yes. We represent buyers and sellers across the coastal San Diego luxury market, from first-time buyers to experienced move-up sellers to second-home purchasers from out of state.
We specialize in Real Estate transactions for La Jolla, Coronado, Del Mar, Rancho Santa Fe, Mission Hills, Downtown San Diego, and the broader coastal corridor from Coronado to Carlsbad. We're always open to working on transactions in other neighborhoods across Southern California.
Buying a home in coastal San Diego
In the vast majority of transactions, buyer representation is paid from the seller's proceeds at closing through the listing agreement. Under the updated NAR rules, we'll walk you through a buyer-broker agreement before showing you homes, so expectations, compensation, and obligations are clear up front.
Yes, we are very experienced working with out of state buyers and buyers relocating to San Diego.
Yes. In the coastal San Diego luxury market, a credible pre-approval (or proof of funds, for cash buyers) is highly recommended if you are ready to move fast. We can introduce you to lenders who specialize in jumbo and portfolio financing for this market.
Selling your San Diego property
It depends on pricing strategy, preparation, and the specific micro-market, La Jolla Shores moves differently from Rancho Santa Fe. In your market analysis we'll give you the current days-on-market range for comparable homes so your expectations match reality.
Every property is different. We'll walk your home with you, flag the changes that will actually move the needle on saleability. We have vetted stagers, painters, and handymen on speed dial if you want to use them.
Sotheby's International Realty syndicates to sothebysrealty.com, The Wall Street Journal, Mansion Global, the New York Times, Financial Times, and regional luxury partners. For a coastal San Diego home at the right price point, that's real incremental exposure to international buyers who would never see a standard MLS listing.
A second opinion costs you nothing and may be worth six figures.
What it actually costs
All Real Estate commissions are negotiable. We'll lay out our proposed structure in writing before you sign anything, including what the listing commission covers, whether buyer-agent compensation is offered, and how any reductions or tiered structures work. No boilerplate numbers.
The standard closing costs apply, title, escrow, transfer taxes, HOA transfer fees, and so on, and they vary by property. We provide an itemized net-sheet estimate before you list so there are no surprises at closing.
